la Maison sur mer is a residential work of late Italian Mid-Century Modernism — designed in 1977 by Giovanna Reni and comprehensively renovated in 2023. This page outlines the architectural language and the design logic of the villa.

Context: Italian Modernism in the late 1970s

The late 1970s in Italy were a notable phase for single-family architecture along Lake Garda. A generation of Italian architects worked in a reduced, material-oriented language that, in the United States, was known as „Mid-Century Modern" — but in Italy took on its own accents. Horizontal banding, generous west-facing glazing, exposed concrete, terrazzo, timber, and a precise choreography between indoor and outdoor space: these are the recurring motifs.

la Maison sur mer is an example of this generation. The villa was designed in 1977 by the Italian architect Giovanna Reni — a residential commission that picks up the entire vocabulary of the era and applies it to the sloped site above Lake Garda.

The design logic: split level

The plot falls from the road-side path toward the lake by roughly two storeys. Instead of placing the house on a levelled plateau, the design follows the natural contour: living, dining and sleeping areas are staggered across half-storeys. Every room frames a different cut-out of the lake.

The central axis is the living room: oriented to the west, with a large glass front that looks directly onto the lake and the opposite mountains. From September through April the sunset falls almost directly into the space. Half a storey below sits the living-room terrace, half a storey above the kitchen and dining area. The three bedrooms occupy the upper level, all with their own lake view.

Material language

The 2023 renovation

The comprehensive 2023 renovation deliberately did not overwrite the architectural language. The intention was a respectful restoration: preserve the substance, refresh the surfaces, fully replace the building services.

What was added in 2023 fits the original language — restrained, in materials that converse with concrete, terrazzo and timber. The contrast between calm building shell and curated interior is intentional. The villa is meant to feel like two eras in conversation.

Location and topography

The villa stands in Localita Brancolino, a gated private resort in the most exclusive district of Torri del Benaco (province of Verona). It is surrounded by further Mid-Century villas and a nature reserve. The nearest beach (Lido Brancolino) lies 500 metres away and is reachable on foot. Punta San Vigilio, often called the most beautiful bay on the lake, is 900 metres away.
